Walter R. Donaldson

Walter R. Donaldson

Founder of Donaldson

Mr. Walter R. Donaldson (Walt) was the Founder of The Donaldson Group, LLC (Donaldson). Over his career, Walt managed over 250 multifamily communities comprising over 90,000 units, opened and leased-up 40 multifamily communities comprising over 11,500 units, and renovated over 80 communities comprising over 30,000 units. Walt was also a Partner in TDG/SilveRock, LLC, a full service commercial real estate firm focused on office and retail acquisitions and dispositions, leasing, property and asset management, investment sales, debt financing, and project management.

Walt was a Certified Property Manager® with over 45 years of experience in the commercial investment, real estate and property management industries and a member and fellow in the Property Management Association of Maryland, District of Columbia and Virginia (PMA®) where he held numerous offices and committee chairmanships, including having served as President. As a member of PMA®, Walt founded the PM Expo, which is a leading industry trade show and received numerous awards and commendations from PMA®, including the Alvin L. Sussman Award for Distinguished Service and Property Manager of the Year. Walt was also a member of the Institute of Real Estate Management (IREM®) where he held numerous offices and committee chairmanships, including having served as President of the Maryland Chapter 92, and received numerous awards and commendations from IREM®, including the Hughes Award for Distinguished Service in 1979.

Prior to forming Donaldson in 1998, Walt was the Executive Vice President, Director of Commercial Property Management and Director of Acquisitions at Grady Management, Inc. During his five-year tenure at Grady, Walt made significant contributions to Grady’s commercial management and leasing operations, new property acquisition efforts, and the restructuring, refinancing, and repositioning of numerous assets in the Grady portfolio. Prior to that, Walt was the Executive Vice President and Director of Property Management at Dreyfuss Brothers, Inc.

During his over two decades at Dreyfuss, Walt served in virtually every conceivable capacity, starting in 1970 as Assistant Property Manager and culminating as Senior Vice President and Director of Property Management. During his time at Dreyfuss, Walt was instrumental in growing Dreyfuss’ portfolio from 2,500 units in 1970 to 32,500 units in 1990. Walt returned to Dreyfuss in 1996, following his five-year tenure at Grady Management, whereupon he served as Executive Vice President and Director of Property Management.

Mr. Carlton E. Einsel is Chief Executive Officer of The Donaldson Group, LLC (Donaldson), a Principal of Donaldson Capital, LLC and Co-Founder and Partner of Donaldson-KHS Impact Capital, LLC (DKHS).  In his capacity as CEO, Carl oversees all operating companies of Donaldson and leads Donaldson’s executive team in furthering Donaldson’s vision, mission and values. Carl also oversees the acquisition, financing and disposition programs of Donaldson Capital, and assists Donaldson’s clients with their acquisitions, financings and dispositions.  As Partner in DKHS, Carl assists with DKHS’s acquisitions, capital sourcing and developing resources to help execute DKHS’s mission of acquiring, preserving, and enhancing critically needed affordable housing through socially impactful community programming and environmentally impactful building investments. Carl’s experience includes multifamily acquisitions in excess of $2.5 billion, dispositions of over $2.0 billion, recapitalizations in excess of $350 million and management of over 40,000 multifamily units.  Carl is also a Partner in TDG/SilveRock, LLC, a full service commercial real estate firm focused on office and retail acquisitions and dispositions, leasing, property and asset management, investment sales, debt financing and project management.

Carl is a 1989 graduate of Fordham University, where he graduated first in his class and received a commission as a Second Lieutenant into the United States Army, and a 1992 graduate of New York University School of Law, where he was an Associate Editor of the Law Review.

Upon graduating law school, Carl was accepted into the U.S. Army’s Honors Program where he served as Assistant Counsel for Fiscal and International Law in the U.S. Army Corps of Engineers, advising clients regarding the application of federal appropriations law and authorizing legislation to military and Army civil works programs worldwide. When Carl’s service in the U.S. Army was completed, he accepted an associate position at the law firm of Cadwalader, Wickersham & Taft in New York where he advised clients on a wide range of securities, commodities and over-the-counter (OTC) derivatives matters, including regulatory and compliance issues and related transactional work.

Prior to joining The Donaldson Group in early 2003, Carl was Vice President in Morgan Stanley’s Structured Credit Products Group in New York, where he was responsible for the execution of all synthetic credit product transactions (transactions which combined credit derivative and securitization technologies).  In this capacity, Carl assisted in the structuring, negotiation and documentation of, among other products, static and managed synthetic collateralized debt obligations (CDOs), single name and basket credit linked notes, unfunded credit default portfolio swaps, bond strippings and asset repackagings.

Scott Altman

Scott Altman

President

Mr. Scott Altman is President of The Donaldson Group, LLC (Donaldson). As President, Scott directs Donaldson’s day to day operations, including leading Donaldson’s Property Management and Operations divisions and overseeing all property, asset, and financial management services provided to Donaldson’s clients.

In addition, Scott oversees and directs all aspects of Donaldson’s construction management business. Scott also serves as an integral part of the TDG Capital Partners acquisition team and directs all due diligence efforts on behalf of Donaldson, its affiliates, and its clients.

Scott is both a Certified Property Manager (CPM®) and a Certified Commercial Investment Member (CCIM®), and is also a member of the Institute of Real Estate Management (IREM®) and the Property Management Association of Greater Washington (PMA®). He holds a Bachelor of Science degree from Old Dominion University in Virginia, and a Master of Science degree from Virginia Commonwealth University.

Prior to becoming President, Scott served Donaldson as Executive Vice President, Senior Vice President of Asset Management, Senior Vice President and Director of Property and Construction Management, Senior Vice President and Director of Acquisitions and Construction Management, Director of Property Management, and a Regional Property Manager.

In his varied roles over the years, Scott developed and implemented numerous new policies and procedures, carefully rolling out innovative systems and processes to maximize Donaldson’s management efforts at both the corporate and the site levels. To date, he has managed over 30,000 apartment units and over 700,000 square feet of Class A office space as well as being responsible for directing over $350,000,000 of renovation work at properties owned and/or managed by Donaldson.

Prior to joining Donaldson, Scott was a Commercial Property Manager and Assistant Property Manager for Park Center Management in Alexandria, Virginia.

Kevin H. Smith

Chief Investment Officer
Managing Partner of Donaldson-KHS Impact Capital

Mr. Kevin H. Smith is Chief Investment Officer (CIO) of The Donaldson Group, LLC (Donaldson), and the Managing Partner of Donaldson-KHS Impact Capital, LLC (DKHS). In his capacity as CIO, Kevin oversees all property acquisitions and dispositions, as well as debt and equity capital sourcing for the company.  As Managing Partner of DKHS, Kevin oversees the day-to-day operations of the firm including acquisitions, capital sourcing and developing resources to help execute DKHS’s mission of acquiring, preserving, and enhancing critically needed affordable housing through socially impactful community programming and environmentally impactful building investments. Kevin’s experience includes multifamily acquisitions of more than $1.35 billion, dispositions of over $1.2 billion, recapitalizations in excess of $250 million- and third-party debt and equity raises in excess of $3.4 billion.

Prior to joining Donaldson in 2023, Kevin was the founding member and Managing Partner of SKS Real Estate Partners, Winmar Capital Partners, and ARK Realty Capital.  At these firms, Kevin was responsible for the growth and direction of the companies, sourcing and closing new investment opportunities, and securing debt and equity.  Additionally, Kevin held senior positions with Jefferson Apartment Group, CAPREIT as well as Centerline and HFF.

Kevin is a 1994 graduate of York University (Toronto, Canada), and has completed several real estate related certificate programs. Kevin serves on the board of the ALS Association of MD/VA/DC and is active with numerous other charities and fund-raising activities.

Sylviane H. Nguyen

Chief Financial Officer

Ms. Sylviane H. Nguyen is Chief Financial Officer of The Donaldson Group, LLC (Donaldson). In this capacity, Sylviane oversees and directs both corporate and property financial management and accounting operations as well as leading the implementation of innovations in business systems and financial infrastructure. Sylviane also serves as an integral part of the Donaldson management team and TDG Capital Partners acquisition team.

Sylviane brings over 25 years of business and financial accounting experience, with a primary focus in the multi-family real estate industry. Prior to becoming Chief Financial Officer, Sylviane served as Controller of Donaldson and Vice President of TDG Financial, a full-service accounting and financial management firm with particular emphasis on the commercial investment real estate industry. Sylviane leads a team responsible for all aspects of the day-to-day financial management and accounting operations, to include cash management, treasury services, and financial reporting. Over her career, Sylviane has developed and executed numerous strategic plans and budgets for both internal and external client business development initiatives and has directed many successful application systems developments and integrations. These developments and integrations have streamlined procedures and enhanced controls to both Donaldson operating, financial management and accounting processes and have provided our clients with real-time financial reporting in, among other areas, construction cost accounting, accounts payable automation, payment solutions, and cash flow projections. Sylviane also oversees the full audit process working with both internal and external auditors, to include review of audit drafts and related disclosures.

Previously, Sylviane held key management positions at Horning Brothers, Edgewood Management Corporation, and Westwood Management Corporation where she directed both corporate and property accounting operations, including financial reporting for management operations of over 24,000 residential units and 1.8 million square feet office buildings. Sylviane also oversaw the cash management portfolios of over $300 million in investments. One of Sylviane’s key accomplishments during this time was the design of intricate financial models to facilitate and automate financial reporting to HUD, local housing authorities, as well as third party business partners.

Prior to returning to property management, Sylviane was Manager/Senior Financial Analyst of Lockheed Martin Corporation/Lockheed Martin Energy Technology where she was responsible for both domestic and international financial analysis and reporting to include “what if” financial modeling, financial planning, and cash flow projection. One of her key accomplishments at Lockheed Martin was to define and adopt financial policies to improve efficiency in recording over $1 billion in year-end equity earnings.

Sylviane holds a bachelor’s degree in accounting from the Robert H. Smith School of Business, University of Maryland. She also is a Certified Public Accountant, member of American Institute of Certified Public Accountants (AICPA), Chartered Global Management Accountant (CGMA), and the Maryland Association of Certified Public Accountants (MACPA).

Scott Jones

Executive Vice President

Mr. Scott Jones has come out of retirement, that began in May, 2019, and in March, 2022, returned to Donaldson as Senior Vice President of Property Management. On July 1, 2022, Scott’s role changed and he is now serving as Donaldson’s Executive Vice President. In this capacity, Scott oversees and directs all aspects of Donaldson’s Property Management, Operations, and Human Resources departments. Scott is also responsible for developing and implementing Donaldson’s management and operating systems, policies, procedures, and best practices.

Scott has held numerous professional industry designations including NAHMA-e®, SHCM® and HCCP. Scott is a graduate of the University of Montana. He served on the Board of Directors of the Property Management Association and in 2015 was its President. In 2017, Scott was the recipient of the Property Management Association’s highest honor, the Alvin S. Sussman award.

Scott has over 45 years of multifamily management experience, managing both conventionally financed properties and every type of federally assisted housing. Scott began his career with CRICO Management Corporation working his way from Community Manager up to Vice President. After CRICO, Scott became Assistant Vice President / Division Manager at Dreyfuss Brothers, Inc. where he managed the former CRICO portfolio that was transferred to Dreyfuss along with numerous other properties. In 1990, Scott joined Edgewood Management Corporation as a Senior Vice President and during his 15 year tenure with Edgewood, Scott supervised diverse multifamily portfolios and was also responsible for the operations of all of Edgewood’s subsidiary departments, including Compliance, Administrative, Budget and Section 8 Contract Renewal, Contracts and Purchasing and Edgewood’s Construction Management Division.

Scott oversaw Edgewood’s Community Service programs that provided programs for children, adults and seniors at Edgewood’s communities. Scott then joined Landex Management Corporation as President and COO in 2006 and during his 2 1/2 year tenure with Landex, Scott was an integral part of doubling the size of Landex’s diverse portfolio ranging from public housing through Class A market rate communities. Scott then returned to Edgewood as President and CEO in August 2008. During this time at Edgewood, Scott managed over 185 apartment communities comprised of 25,500 apartment units, including market rate properties, properties financed with Low Income Housing Tax Credits and affordable communities covering of every type of federally assisted housing program.

Angelique Wheelock, Ph.D.

Senior Vice President of Operations

Dr. Angelique Wheelock is Senior Vice President of Operations at The Donaldson Group, LLC (Donaldson). In her role, Angelique is responsible for the management and oversight of Donaldson’s programs, policies, and procedures as well as facilitating strategic planning. She supports the company’s Mission and Vision by fostering best practices and ensuring all employees have the resources they need to consistently deliver on commitments. Angelique also leads the Training and Safety Department, serves as the sponsor for the Donaldson Cares Committee, and works closely with the Human Resources Department on employee engagement and accountability initiatives.

After spending her 20s in Greensboro, NC earning a BA in Geology, a BA and MA in English, and 10+ years of restaurant management experience, Angelique came to Maryland to obtain her doctoral degree at the University of Maryland-College Park where she also worked as an Adjunct Professor of English. In 2005, while writing her Ph.D. dissertation, Angelique began working for Walt Donaldson at Donaldson’s corporate office and embraced the property management industry.

In her 15-year tenure with Donaldson, Angelique has served as an Executive Assistant, Office Manager, Business Manager, Director of Strategic Analysis & Sustainability, and Executive Director, Manager of Training & Safety before assuming the role of Senior Vice President of Operations in 2019. Her experiences in other service industries and academia have helped her to develop and implement key Donaldson initiatives in business areas including customer service, employee coaching, risk management, sustainability, and employee safety and engagement.

She is a member of IREM, the Property Management Association (PMA), Society for Human Resource Management (SHRM), and the Association of Talent Development (ATD), and holds an OSHA-30 certification as well as Facilitator Certifications in Integrity Service and Integrity Coaching.

Jeanette Stahli

Senior Vice President of Human Resources

Ms. Jeanette Stahli is the Senior Vice President of Human Resources at The Donaldson Group, LLC (Donaldson). In this role, Jeanette oversees Human Resources functions including talent management, talent acquisition, employee relations, performance management, compensation and benefits, implementation of policies and procedures, and employee engagement initiatives.

Jeanette earned a Bachelor of Art degree in Social Sciences from the State University at Stony Brook. After graduating college, Jeanette worked for two non-profit organizations in New York. While working at Developmental Disabilities Institute, Jeanette was a Teacher Assistant for disabled children. In 1998, she moved to the Hudson Valley and began working at Rehab Programs, Inc., as a Service Coordinator coordinating a variety of assistance programs for disabled adults and medically fragile children. In early 2003, Jeanette and her family moved to Maryland, and she began her career in the Property Management field.

In her 17 years with Donaldson, Jeanette has held a variety of positions including Director of Human Resources, Vice President of Human Resources, and Senior Vice President of Human Resources. Jeanette is a member of the Property Management Association (PMA) and the Society for Human Resources Management (SHRM) and holds both the PHR and SHRM-CP Human Resource professional credentials.
